Job Description: General Maintenance – Central London Property Management

With a portfolio ranging from contemporary apartments to traditional townhouses, we pride ourselves on ensuring our properties are always up to our high standards. We're looking for a skilled Maintenance Contractor to join our team.
Primary Responsibilities:
Routine Maintenance:
- Conduct regular inspections of properties to identify and resolve issues.
- Perform minor plumbing work such as fixing leaky taps and unclogging drains.
- Replace light bulbs, fuses, and other minor electrical components.
- Ensure all appliances are functioning correctly and address any issues or malfunctions.
- Perform re-decoration, touch-up painting and minor repairs to walls, ceilings, and doors.
- Respond to tenant requests for maintenance services.
- Ensure that all maintenance operations comply with safety regulations.
Extraordinary Maintenance:
- Coordinate and oversee major repairs and renovations, working with specialized contractors when necessary.
- Ensure the timely completion of all extraordinary maintenance tasks without compromising on quality.
- Provide estimates for repairs and improvements and assist in budget planning.
- Repair or replace broken fixtures and fittings.
- Collaborate with third-party contractors when specialized work is required.
- Respond to emergency maintenance requests promptly and effectively.
Administrative Duties:
- Document maintenance and repair work.
- Maintain an inventory of supplies and tools and reorder as necessary.
- Liaise with property managers to prioritize maintenance tasks.
- Update the management team about the status of repairs and maintenance tasks.
- Recommend potential upgrades or improvements for properties.
Requirements:
- Proven experience in property maintenance or a related field.
- Knowledge of general maintenance processes and methods.
- Ability to work with hand and power tools.
- Familiarity with plumbing systems.
- Strong problem-solving skills.
- Ability to manage time efficiently and prioritize tasks.
- Good communication and interpersonal skills.
- Valid driver’s license and ability to travel between properties as needed.
- Right to work in the UK.
